I ran my first Facebook ad in 2010. It is so old you can no longer see the ad. I don't remember the exact number of leads that it generated, but I know it was huge. More importantly, the ad helped me sell a tough foreclosure that I listed in the depths of the financial crisis.
With every home I sold, I invested in more advertising and more training with a focus on advanced tactics. The market started improving and I was selling a lot of homes. However, my ads were not getting the results I expected. It was hard to lesson to learn because I listened to the "gurus," believed the hype, and took their advice.
What a mistake that was.
For a while, I just quit running ads. I was frustrated and wanted to give up. At the same time, I was reading The Final Fight by Shane Hunter. In the book, Shane teaches you one of the secrets to success is to never give up. He also personally told me to get back to the fundamentals, study your most successful ads, and then move forward.
Here's what I learned.
The simplest ads worked the best. Every time I tried a new tactic that was popular with the "gurus," it cost me money. Then when I tried to out-ninja myself, I dug a deeper hole. Instead of being at the leading edge of digital marketing, I decided to focus my time on creating simple real estate ads that are easy to run, inexpensive to operate and get results.
Since then, I have perfected this simple system that resulted in a 605% increase in sales to people in our sphere over the last seven years. And helped me generate 1,998 Facebook leads in 2019 at a total cost of $3.61 per lead.
$7207.92 in total ad spend/1,998 leads = $3.61 per lead
At the same time, these ads also helped me generate 80% more showings over the course of three months in a market with lots of competition. My listing in Franklin, TN had 54 showings in three months. While, the comparable listings averaged less than 30 showings.
